How to Protect Your Home from Freezing in the Winter

If you have a cottage you leave open throughout the winter you need to take steps to prevent it from freezing. Furnaces fail, power goes out and cottages freeze every year costing cottage owners thousands of dollars in repairs.

Steps

    Use a thermostat which is hard wired for power from the furnace, preventing the possibility of something as simple as batteries in the thermostat failing and causing a failure.

    Install an effective Freeze Alarm Dialer. These monitor for falling or low temperatures and dial out alerting you, a neighbor, a monitoring company etc. that a problem is about to happen. This lets you prevent a freeze event before it happens.

    Install a shut off valve on the waterline that will allow you to drain the water out of the line after the water has been shut off. These look like a regular shut off valve but they have a fitting on the side that can be opened to allow the water to drain.

    Once the water is shut off be sure to flush the toilet so the tank will empty. Then put a small amount of non toxic antifreeze in the bottom if there is any water remaining.

    Pour non toxic antifreeze down all drains. This will keep the water that remains in the trap from freezing.

    If shutting off the water is not possible then all water lines should be insulated and have heat tapes installed.
